The ROI of Renovation: Which Wichita Home Improvements Offer the Best Return?

Wichita Home Improvements Offer the Best Return

For homeowners in Wichita and throughout Sedgwick County, deciding to remodel is a major decision, often driven by a desire for a more functional space or an updated aesthetic. But for many, the investment in home remodeling is also about adding tangible value to their property. At Wichita Home Works, we believe in making smart choices that not only improve your daily life but also offer the best possible return on investment (ROI) when it comes time to sell.

Understanding which home renovation projects give you the most bang for your buck is crucial. While a full kitchen gut-and-rebuild might be your dream, a minor kitchen refresh might offer a far better return. A full bathroom addition may not be the best investment compared to a simple, high-impact curb appeal project. This guide will walk you through the home improvements that offer the best ROI in the current market, drawing on data from national reports and our local experience.

The Home Improvements That Offer the Highest ROI

National reports consistently show that exterior projects and minor interior updates tend to provide the highest return on investment. The key is to make a big impact without a massive price tag.

1. Garage Door Replacement

It might not be the most glamorous project, but a new garage door is consistently ranked as one of the best home improvements for ROI. According to the 2024 Cost vs. Value Report, a garage door replacement nationally had an average ROI of an astounding 193.9%. (Source: Journal of Light Construction). This is because a garage door makes up a significant portion of your home’s facade. A modern, well-maintained door can dramatically boost curb appeal, signaling to prospective buyers that the home is well cared for.

2. Manufactured Stone Veneer

Another top performer in the ROI category is a manufactured stone veneer accent. This project involves adding a partial layer of stone veneer to the lower portion of your home’s exterior, particularly around the foundation or entryway. It offers the high-end look of natural stone at a fraction of the cost. The 2024 Cost vs. Value Report found this project had an average ROI of 153% nationally. (Source: Journal of Light Construction). For Wichita homes, this is an excellent way to add architectural character and stand out in the local market.

3. Entry Door Replacement

Your front door is the focal point of your home’s exterior and creates that all-important first impression. Replacing an old, worn-out door with a new, high-quality steel or fiberglass door is a relatively low-cost project with a huge impact. It’s not just about aesthetics; a new door can also improve energy efficiency and security. A new steel entry door replacement had an average ROI of 188% in the 2024 report. (Source: Journal of Light Construction).

4. Minor Kitchen Remodel

While a major kitchen remodel can be one of the most expensive projects, a minor, midrange update offers a much better return. The key is to refresh the space without a complete overhaul. A minor kitchen remodel might include re-facing cabinets, replacing countertops, upgrading to energy-efficient appliances, and installing a new sink and faucet. The 2024 Cost vs. Value Report found that a minor kitchen remodel had an average ROI of 96% nationally. (Source: Journal of Light Construction). This shows that you can create a fresh, modern kitchen that buyers love without spending a fortune.

5. Siding Replacement

The exterior of your home is your first line of defense against the elements and a major factor in curb appeal. For homes with aging or damaged siding, a replacement is a powerful investment. Fiber-cement siding replacement had an average ROI of 88.4% nationally, while vinyl siding replacement wasn’t far behind with an 80.2% ROI. (Source: Journal of Light Construction). This project not only updates your home’s look but also protects its structure and can improve insulation.

6. Deck Addition

Outdoor living spaces are increasingly important to today’s buyers, especially in Wichita where we love to enjoy the spring and fall weather. Adding a wood deck provides a new space for entertaining and relaxation. The 2024 Cost vs. Value Report found that a wood deck addition had an average ROI of 83% nationally, making it a great way to expand your home’s usable living space without a costly addition. Kitchens & Bathrooms: The Heart of the Matter

While exterior projects often have the highest ROI percentages, kitchens and bathrooms remain the rooms that sell homes. It’s no surprise that kitchen upgrades and bathroom renovations were among the top remodeled areas with increased demand in the past two years, according to the National Association of the Remodeling Industry (NARI). (Source: Glendale Association of REALTORS). The key to maximizing your return in these spaces is to find the right balance between cost and impact.

  • Kitchens: As mentioned, a minor kitchen remodel offers the best ROI. Focus on cosmetic updates: new paint, cabinet re-facing or painting, updated hardware, and a fresh backsplash can completely transform the space for a fraction of the cost of a full gut-and-rebuild.
  • Bathrooms: A mid-range bathroom remodel nationally had an average ROI of 74%. This includes replacing the tub with a walk-in shower, a new toilet, and a new vanity with a solid-surface countertop. For Wichita homeowners, this type of remodel makes the bathroom feel modern and spa-like, a huge plus for buyers. (Source: Journal of Light Construction).

FAQs About Remodeling ROI in Wichita

What is the most important factor for a good ROI?

Curb appeal is the single most important factor. The exterior of your home is the first thing a potential buyer sees, and it sets the tone for the rest of their visit. Projects that improve curb appeal, such as a new front door, fresh paint, or updated landscaping, consistently offer the best return.

Should I do an expensive remodel or a minor one?

For maximum ROI, a minor to mid-range remodel is almost always the better choice. Over-improving your home for the neighborhood can actually hurt your ROI, as the resale value is limited by the surrounding homes. A Zillow report on kitchen remodels notes that the goal is to achieve a new look without overspending or upgrading too much. (Source: Zillow).

Does DIY vs. hiring a professional affect ROI?

While a DIY project can save you on labor costs, professional work almost always results in a higher quality finish and a better return. In a competitive market, buyers appreciate professional craftsmanship. For complex jobs involving plumbing, electrical, or structural changes, a professional is not only safer but often required for permitting in Wichita and Sedgwick County.

What about a full room addition?

While a room addition, such as a new bedroom suite, can provide a great boost to your home’s functionality and your daily enjoyment, they generally offer a lower ROI than a remodel. According to the 2024 Cost vs. Value Report, a mid-range primary suite addition had an average ROI of 36% nationally. This is because additions are expensive and are often the most personal of all home improvements.

I was born and raised in Lincoln, Nebraska. I grew up around construction, remodeling, maintenance and all of that, my dad was one of those fix anything types and so we never called someone to come work on the house. I also was able to tag along with my dad when he had a job of his own to complete that had to do with construction or remodel or repair. Throughout high school and college I worked in the trades doing everything from carpentry to concrete in both residential and commercial applications. I also ran my own cabinet shop while in high school and college and knew that I wanted to work for myself and go out on my own in business, I graduated with a Bachelors of science in business administration and small busienss management in 2014. I met my wife Danielle while working maintenance for our churches summer camp, Danielle and her family were all from Wichita Kansas. After graduation I married Danielle and we moved to Wichita Kansas to start our own journey. I started Wichita Home works in 2015 with just one main floor kitchen remodel and one guy doing the work, it went very well and the rest is history. We built some key relationships along the way while learning and building wichita home works, we spun off quite a few businesses and divisions such as Integrity trade services, and complete concrete solutions, mainly out of necessity. We found it increasingly difficult to find trades that would live up to our high expectations and therefore we decided to do it ourself.
